What is the difference between a renovation and a remodel — and why does it matter?

This is one of the most important questions a homeowner can ask. A renovation refreshes what's already there: new paint, fixtures, finishes, flooring, and surfaces in the existing layout — no structural changes. A remodel goes further: moving walls, reconfiguring floor plans, changing how rooms connect, or fundamentally transforming how a space functions. Why it matters: a renovation is typically faster and less expensive; a remodel is more transformative but requires permits, structural planning, and architect involvement. Choosing the wrong scope — spending on a renovation when your real problem is the layout — is one of the most common and costly homeowner mistakes. A mechanics' lien is a legal claim a contractor or supplier can place on your property if they haven't been paid — even if you've already paid your general contractor in full. A lien waiver is a document signed by a subcontractor or supplier confirming they've been paid and releasing their right to file a lien for that portion of the work. You should require conditional lien waivers from your general contractor and all major subcontractors with every milestone payment on your renovation or remodel project. Florida has a strong mechanics' lien law — homeowners who don't collect lien waivers can end up paying twice for the same work.
